Scenario BHOUSING & INFRASTRUCTURE - Some of the new homes in the region will be single-family dwellings at the edges of existing cities and villages, but many will be in rural cluster developments that group housing together in a way that preserves much of the surrounding areas for open space. Rural clustered housing will be connected to jobs and commercial areas with new and widened roads around the region. A few multifamily buildings and townhomes will be built in Traverse City and Cadillac for those who prefer compact low-maintenance residences in town. New sewer and water investments may occur in incremental stages, with funding the responsibility of each local government or private developer.OPEN SPACE and RURAL AREAS - Rural clustered housing will be designed to preserve open space and scenic landscapes. Housing clustered in rural areas will provide shared open space for residents. In addition, people will use recreational open space in existing parks and state and federal forest and shoreline areas, as well as the region's trail system. TRANSPORTATION - The primary transportation mode will continue to be the automobile for trips to work, school and shopping. There will be new and widened roadways throughout the region. Residents in rural clustered housing will be able to walk to visit neighbors, but will need to drive to most other destinations. The existing bus services will be maintained and expanded in areas where development density is high enough for it to be viable. JOBS - Traverse City and Cadillac will continue to provide most of the economic activity in the region, however the agricultural industry will decline slightly as more farmers have conflicts with new development in rural areas. Industrial land will be preserved. Tourism will continue to be an important part of the regional economy. |
